Most downsizers assume they have to sell first. It feels like the safe order, and it is what the majority of people do. It is not the only option, and often not the best one.

Selling first creates a deadline. Once a contract is signed, the search for the next home happens under time pressure, which is exactly the condition that leads to compromise, or to a short-term rental and a second move.

Buying first removes the deadline, and there are finance structures built to make it possible. Bridging arrangements, and strategies that hold an existing property as security or as an investment for a period, can create the room to move once rather than twice.

Whether that works depends on equity, income and lender appetite, so it needs checking before the property search begins rather than during it. A broker can model both paths quickly. Knowing which order suits the circumstances is usually worth more than any negotiation on price.
