Do you see many off-market properties as a buyers agent? We do have access to off offmarket properties from listing real estate agents and situations where people want to sell offm market. You've really got to cut through the crap. Some uh platforms try and appeal to people and say that they've got lists and lists and lists of offmarket property and and you should look at these. But I'm saying to buyers, for goodness sake, beware. There's there's often a good reason that
they're off market. If it's too good to be true, it's too good to be true. All right? If it if it smells like if it tastes, it usually is. It usually is. True. Offmarket properties that we come across are properties that agents are happy or have listed, but the seller has got uh can't sell. We've done this many times with buyers. To me, that's a true offmarket property.
